The Challenge
25 Esk Street is a multi-tenancy commercial building in central Invercargill, developed by HWR to house a diverse mix of professional and financial services tenants across eight floors. Each tenancy had its own fit-out requirements — from structured cabling and fibre through to boardroom AV, CCTV, and access control — while the base build required a secure, integrated technology foundation for the entire building. Coordinating a seamless technology delivery across multiple floors, tenancies, and stakeholders simultaneously was the defining challenge of the project.
Tenants including Westpac, Forsyth Barr, My Transport, and Ponisch Consultants each required tailored technology solutions, while the ground floor base build needed to establish a consistent access control and security framework that all tenancies could integrate with. The project demanded a technology partner capable of managing multiple concurrent scopes without losing consistency or quality across any floor.
The Solution
Teltrac delivered a full building technology fit-out across 25 Esk Street, managing the base build and all individual tenancy fit-outs as a coordinated, multi-floor programme. A Gallagher access control system was established at base build level, providing a unified security framework that tenancies could integrate with. Each floor above was then fitted out to its tenant’s specific requirements, with Teltrac supplying and installing structured cabling, fibre, MATV, CCTV, AV, WiFi, and digital signage throughout.

Teltrac managed the full technology installation across 25 Esk Street as a coordinated programme, sequencing works from the base build upward through each tenancy fit-out. The ground floor Gallagher system and lift integration were completed first to establish the building’s security backbone, before Teltrac’s team progressed floor by floor — installing structured cabling, fibre, MATV, CCTV, AV, and WiFi concurrently across multiple levels. Close coordination with HWR, the head contractor, and individual tenants ensured each fit-out was completed on schedule and to specification.
